Dubai is set to significantly expand its tourism, leisure and hospitality footprint with the revival and redevelopment of Palm Jebel Ali, a mega-project that will reshape the emirate’s southwestern coastline and enhance its reputation as one of the world’s leading tourism destinations.

Twice the size of Palm Jumeirah, the island will feature an exciting mix of beachfront resorts, lifestyle districts, entertainment zones and residential communities. Once complete, Palm Jebel Ali will add more than 90 kilometres to Dubai’s coastline, boosting the emirate’s tourism and hospitality offering while creating space for new large-scale attractions, public beaches and waterfront experiences.

According to master developer Nakheel, Palm Jebel Ali will host more than 80 hotels, including premium beachfront resorts, eco retreats, family-oriented serviced apartments and boutique lifestyle concepts aimed at couples and solo travellers. The island will incorporate marinas and waterfront retail and dining precincts, entertainment districts, outdoor fitness zones and extensive cycling and pedestrian routes.

Palm Jebel Ali forms a central pillar of the Dubai 2040 Urban Master Plan and aligns with the Dubai Economic Agenda (D33), both of which prioritise expanded the emirate’s tourism sector by creating diversified visitor experiences that will drive long-term economic growth.

Palm Jebel Ali incorporates seven interconnected islands with 14 kilometres of pristine beaches. In contrast to Palm Jumeirah, the masterplan emphasises greater public access to these areas, alongside dozens of community-oriented outdoor spaces.

Beyond hospitality, Palm Jebel Ali will support a population of 35,000 residents. The masterplan envisages walkable neighbourhoods with direct beach access, landscaped parks and dedicated retail and dining precincts.

New villa communities – featuring everything from mega-villas to luxury beachfront homes – are being marketed to domestic and international investors. Market analysts predict premium homes on the island will generate rental yields of around 7–8%, reinforcing Dubai’s reputation as one of the world’s most dynamic second-home and luxury property investment markets.

Palm Jebel Ali’s residential communities will play an important role in supporting the city’s broader tourism ecosystem. Long-term residents contribute to year-round demand for retail, dining and entertainment options, while investors increasingly use Dubai homes as both personal holiday properties and short-term rental assets catering to visitor demand.

Strategic connectivity for international visitors

Palm Jebel Ali’s location offers significant advantages that reinforce its tourism potential. Situated near Jebel Ali Port and Dubai South, the island is accessible from Sheikh Zayed Road and is a short 20-minute drive from Dubai World Central – Al Maktoum International Airport, which is undergoing a major expansion that will elevate its standing as a global aviation hub.

The island’s marinas will support water-taxi and marine transport routes, aligning with Dubai’s long-term goal of building a fully integrated, multi-modal mobility system across its key tourism districts.

Although still in the early phases of development, Palm Jebel Ali ranks among Dubai’s most ambitious tourism and lifestyle projects to date.
