Why invest in Dubai property?

Dubai property continues to be one of the top locations for property investment, with buyers coming from all across the globe to take advantage of the quality real estate on offer and the numerous advantages attached to ownership.

For those that purchase property as an investment, rather than to move their lives to the emirate, they can benefit from the big demand for real estate in attractive locations, such as Dubai Marina, TECOM and Dubai Sports City - which goes hand in hand with healthy rental yields.

Both the private and commercial property sectors in Dubai are attractive ventures, as tourists continue to flock to the emirate's shores in droves searching for hotels, businesses look to set up headquarters and individuals search for a new life.

Here are a few reasons why Dubai will continue to be popular among those looking for a new life in the emirate.

Top city to work in

Dubai has been ranked as one of the best cities in the world to work in, beating the likes of New York and London, according to a survey from graduate business school INSEAD.

Some 835 alumni with international working experience were questioned regarding several areas, including economic dynamism, covering quality of labour and access to funding, quality of life, cost of living and the overall attractiveness of the city they resided in.

The results revealed that Dubai topped the leaderboard, beating 14 of the world's most prestigious cities, including Hong Kong, Singapore and Paris. It came first for economic dynamism, third on overall attractiveness and fourth for cost of living.

Miguel Lobo, associate professor of Decision Sciences and director of INSEAD Campus Abu Dhabi said: "Today’s business leaders and key decision-makers recognise the dynamism of this country, which leads many to choose to live, work and actively immerse themselves in the regional business landscape."

Sam Barnett, chief executive of the MBC group and president of INSEAD Alumni Association in UAE, added that larger numbers of alumni are heading to Dubai for work, with more and more staying for long periods of time.

"The excitement of an emerging market and all the perks of an international city make a compelling combination for many people," he continued.

Top city for quality of life in MENA region

A recent study by human resources consultancy Mercer reveals that Dubai ranks first for quality of life in the Middle East and North Africa (MENA) region, marking the third consecutive year it has achieved this honour.

Commenting on the 2015 Quality of Life report, which rates 230 cities, Nuno Gomes, information solutions Middle East leader at the firm, explained that the infrastructure of a city has a significant impact on the quality of life it can offer.

The report ranks cities according to political and social environment, medical care and health considerations, public services, recreational facilities and natural environment, among others - all of which the emirate has invested heavily in to ensure residents and tourists are happy.

According to Mr Gomes, the factors that have helped Dubai maintain its position in the MENA region include the city's stable economic and political environment.

He told Gulf News: "Dubai has invested in its infrastructure over the years - transportation, schools, hospitals, etc - which has contributed significantly to raising its ranking globally.

"Other elements where Dubai scored highly are in public services and availability of consumer goods."

Most dynamic city

A list produced by Jones Lang LaSalle (JLL) has named Dubai one of the world's most dynamic cities, ranking 13th among 120 from across the globe due to the ongoing developments being undertaken by the emirate to improve its infrastructure and strengthen its reputation as a global hub.

The report - entitled the 2015 City Momentum Index - noted that this momentum is likely to continue for years to come, with activity bolstered by major spending related to its hosting duties for the World Expo 2020.
