The fast-growing community of Jumeirah Village is quickly becoming one of New Dubai’s most important hotel and hospitality destinations.
THE HEART OF NEW DUBAI
Launched in 2005, this fast-growing freehold community located in the centre of New Dubai is immensely popular with families thanks to its central location, top quality, good value accommodation and prime transportation links. The area features six well-planned districts spread across two co-located areas known as Jumeirah Village Triangle and Jumeirah Village Circle. Both feature a fantastic mix of prime residences, apartments, hotels and retail facilities, perfectly located for easy access to Dubai’s major transportation links and major attractions. A tranquil, urban oasis with 33 landscaped parks, schools, shopping facilities, cafes and restaurants, Jumeirah Village is also a central focus of development for The First Group’s upper midscale hotel portfolio.
Boasting direct access to Mohammed Bin Zayed Road, Barsha Road, and Al Khail Road, Jumeirah Village is located less than 20 minutes’ drive from Al Maktoum International Airport, Expo City Dubai, Dubai Marina, and Palm Jumeirah, making it one of the emirate’s best-located areas. Dubai Sports City, with its world-class cricket stadium, Ernie Els-designed desert links golf course and other sporting attractions is situated adjacent to the development, while Downtown Dubai and Dubai International Airport (both situated to the north) are around 30 minutes by car. The nearby Al Khail Avenue mega-mall features 350 retail outlets, restaurants, and multi-screen cinema boasting 1,500 seats across 14 cutting-edge theatres.
Jumeirah Village’s central location close to Dubai’s major attractions and transportation links has made it a major focus of development for Dubai’s planning authorities. According to data published by lookup.ae, there are more than 110 residential and commercial projects completed, planned or currently underway in Jumeirah Village. Around 25% of the precinct currently remains undeveloped.
Signifying its popularity among property investors, Jumeirah Village ranked among Dubai’s busiest precincts in terms of sales transactions in 2022, alongside Downtown Dubai, Dubai Marina and Jumeirah Village, according to Property Finder data. 2022 marked a record year for Dubai’s real estate market, with the emirate reporting 97,465 sales transactions last year, up from just 60,210 in 2021. The industry analyst found that the city’s overall market value reached AED266.35 billion (US$72.5 billion) in 2022, marking a remarkable 78% year on year (YoY) increase and establishing "a new high for residential and commercial sales, led by steady demand for housing".
