Areas of ‘New Dubai’ such as Al Barsha, Tecom, Jumeirah Lake Towers and Dubai Marina are proving popular choices for residents looking to relocate. Real estate experts say they are witnessing a rise in people moving from the outskirts of Dubai, to affordable and more convenient areas within the city.
"There are quite significant variations in rentals across the various locations in Dubai based on quality,” Richard Paul of Cluttons told Gulf News. "Residents are exploring ways to see how far they can stretch rental budgets, but no longer seem willing to sacrifice quality just to pay less. It'
s now becoming more affordable to live closer to Dubai thanks to the availability of lower rental rates."
According to local newspaper Gulf News, properties in previously premium locations like Dubai Marina are now becoming more affordable, while the steady influx of finished apartments in Al Barsha is attracting a wave of new tenants. The recent move of a number of new schools to the ‘New Dubai’ area has accounted for a rise in relocation. The area of Tecom in ‘New Dubai’ is home to three of The First Group’s Hotel Apartment projects, Metro Central, Grand Central and First Central, which is due to open in July.
