March 2012

PHASE TWO:

Building 7, 8, 9

  • Power and water have been provided to the 3 buildings.
  • Tenants have moved into many of the units in buildings 7, 8 & 9.

    • Central Lake:
      All waterproofing membrane work is complete. Stone work to the water feature bank is 100% complete and it is planned to fill it with water by the middle of April 2012.
    • Perimeter Fence:
      The perimeter fence has been completed up to the site boundary of the Phase 2 works. The next phase of fencing will be completed after the full completion of Phase 2 and the removal of construction related equipment. The site has been cleaned of rubble and a temporary hoarding has been constructed preventing access from the recently completed buildings 7, 8 & 9 and the buildings still under construction.

            • Civil defence final inspection was completed on 17/10/2011 and approval was granted.

            PHASE TWO:

            • The buildings are ready and completed from construction point of view. The contractor has attended to all snags.
            • A completion certificate must be obtained from the municipality before the buildings can be occupied; the following inspections must first take place with the necessary approvals secured before the completion certificate can be issued.
            • Etisalat: Inspection complete and approval obtained.
            • Drainage: Inspection complete and approval obtained.
            • Civil defence: First inspection completed on 19/09/2011 and a second is expected on the 27/9/201. Approval is anticipated following this inspection.

              • Handover commences mid-September

              • Levels 1 & 2 initial snagging and handover inspections completed;
              • De snagging predominantly minor door scratches and chipped floor tiles;
              • Rectification to occur within one week for reinspection;
              • Initial snagging and handover on Levels 3 and 4 due for inspection 31 July;
              • Common areas and ground floor inspections scheduled for 14 August;
              • Second inspections following de snagging on all levels is scheduled between 25th- 31st August.

              • Levels 1 & 2 initial snagging and handover inspections completed
              • Initial snagging on Levels 3 & 4 due for inspection 2nd August;
              • Common areas and ground floor inspections scheduled for 16th August;
              • Second inspections following de snagging on all levels is scheduled between 25th- 31st August.

              • The foundations were cast on 29/9/2010.
              • The contractor has completed the tie beams for the foundation and is presently working on the columns.
              • The contractor has started the steel and shutter work preparation for the Ground floor slab casting which is expected to be towards the end of this month.

              • Minor snags are being cleared by the contractor in the areas surrounding the buildings and inside a few units.
              • Approximately 55% of all apartments are now tenanted.

              Building 12

              • The foundation excavation has been completed.
              • The previous contractors failed to meet their programme timetable and in order to get back on schedule a new main contractor (Azuri Contracting) has been mobilized.

              August 2010 Report

              PHASE ONE:

              • The final de snagging has been completed and the inspection was done by BSBG last week.
              • Final inspection took place on Sunday 1st August and final sign off will occur upon receipt of developer undertaking for balance of remaining snags during the defects liability period.

              PHASE TWO:

              • Tiling works for the walls in building 10 is 97% complete
              • 40% of the flooring is complete in building 10.
              • Tiling works for the walls in building 11 is 70% complete
              • 20% of the flooring is complete in building 11.
              • The block work is completed in buildings 7, 8 & 9.
              • Plaster works is 25 % done in buildings 7, 8 & 9.
                MEP, electrical and fire fighting works are in progress at different stages in each building.

              PHASE THREE:

              • The contractor ICC has now mobilized to site and preparation for final ground works before casting foundations are underway.

              July 2010 Report

              PHASE ONE:

              • The final inspection on the de snagging list for phase one buildings will be carried out in the 1st week of July.

              PHASE TWO:

              • The super structure concrete works for all the buildings are now completed.
              • Block works have been completed in all the buildings.
              • Plaster works:
                - 45% completed in buildings 7&11
                - 60% completed in building 8&9.
                - 100% completed in building 10.
              • Paint works:
                - 40% of the paint works completed in building 10. ����

                - 30% in building 7, 10&11.

              PHASE THREE:

              • The excavation for the foundation has been completed.
              • The contractor has started his mobilization to the site.

              June 2010 Report

              PHASE ONE:

              • UniEstate has confirmed all units will be de-snagged by 15th June.
              • BSBG will commence de-snagging checks on 16th June for all buildings

              PHASE TWO:

              • The super structure concrete works for all the buildings are now completed.
              • Block works in buildings 10 & 11 have been completed.
              • 95% of block work is complete in buildings 8 and 80% in buildings 7 & 9.
              • 70% of the wall's ceramic is completed in building 10 and 30% in building 11.
              • MEP, electrical and fire fighting works are in progress.

              PHASE THREE:

              • Excavation of the site has commenced with contractor mobilization

              May 2010 Report

              PHASE ONE:

              • The final inspection is done by BSBG on 18/04/2010.
              • Any new or outstanding snags from the final inspection have been handed to contractor for their attendance and the expected date for completion of all phase one snags is 15/05/2010.

              PHASE TWO:

              • 100% of super structure has been completed for all buildings (7-11).
              • Block works in buildings 10 & 11 have been completed.
              • 95% of block work is complete in building 8
              • 80% of block work is complete in buildings 7 & 9.
              • 70% of the wall's ceramic is complete in building 10
              • 30% of the wall's ceramic is complete in building 11.
              • MEP, electrical and fire fighting system works are in progress.

              April 2010 Report

              PHASE ONE:

              • All phase 1 buildings snagging has been completed.
              • The final inspection is due on 15th of April, 2010.
              • The excavation for the lake has been completed from building 1 side up to Building 8.
              • The tender for the MEP and civil works related to lake has been floated.

              PHASE TWO:

              • The super structure concrete works for all the buildings are now complete.
              • Block works in Buildings 10 & 11 have been completed.
              • 90% of block work is complete in buildings 8 and 80% in buildings 7 & 9.
              • 60% of the wall's ceramic is completed in building 10 and 30% in building 11.
              • MEP, electrical and firefighting equipment works have started.
