Construction History

November 2011

  • All the furniture and whitegoods deliveries and installation have been completed.
  • Auris has been appointed to be the operator of this hotel apartment building. The operator is in the process of getting the required approvals/hotel classification from the relevant authorities.

September 2011

  • Delivery and installation of furniture, white goods and equipment commenced on 23/8/2011 and will be complete by the middle of October 2011. Thereafter the designated operator will commence the necessary preparations to operate within 60 to 90 days.

August 2011

  • Replacement of the snagged granite counter tops is complete.
  • Furniture delivery and installation commenced on 23/8/2011 scheduled for completion in 4-6 weeks
  • The kitchen appliance white goods will be installed after the furniture installation is complete.
  • Pre-opening team and FM teams in mobilisation phase.

July 2011 Report

  • Final inspections from government authorities are underway.
  • De-snagging is complete other minor attention to finishes.
  • Furniture installation will commence on 15/8/2011 Following furniture and equipment installation, Dubai Tourism Commerce and Marketing (DTCM) will be called for classification inspection.

June 2011 Report

  • The snagging works have been completed and signed off by Pure logic expect the following items:
  • Some of the units' breakfast marble counter tops have to be replaced due to damage scratches.These units have been identified and the contractor has started to arrange for the removal of the damaged ones.
  • The corridors' walls painting will be done after the completion of the loose furniture movement to the units to avoid the inconvenience and the cost of the repainting of these walls again since they will get dirty during the shifting and installation of the furniture.
  • The installation of the corridors' carpet.
  • 70% of the furniture have been manufactured by Interiors and are held in their stores ready to be delivered to the site.
  • Delivery and installation will commence on 1/7/2011.

May 2011 Report

  • Tecom Zoning Authority "Certificate of Completion" issued on 3rd May
  • 100% of the sub-structure is complete.
  • 100% of super-structure is complete.
  • 100% of all block work is complete.
  • 100% of all plastering work is complete.

  • The entrance lobby and foyer layout has been re-designed to increase operational efficiency for Hotel Apartment use. These revision works will be carried out in parallel with the testing and commissioning programme in the post completion / pre-handover process.

  • 98% of the curtain walling for the outside fa�ade is completed. The only balance area is the custom made glass which will be completed after the aluminium works are fixed due to the shape of the building.
  • All scaffolding has been removed other than where required for fixing of the external lighting.
  • The permanent power from DEWA is expected to be connected to the building by 25/12/2010.

    • 100% of super-structure is complete.
    • 100% of all block work is complete.
    • 100% of all plastering work is complete.
    • 100% of all tiling works are complete.
    • 100% of the lift machinery installation is complete.
    • 98% of the outside curtain wall fa�ade is complete. Due to the curved shape of the building the only remaining area to be fixed is the custom made glass which will be done as soon as the aluminium framing work has been fitted.
    • 98% of the air conditioning work is complete and works are in progress on the top floor.
    • 95% of the aluminium and glass work for the windows and doors is complete. � 95% of carpentry and joinery works are complete.
    • 95% of the kitchen cabinet installation is complete.
    • 90% of the MEP works (electrical, mechanical, drainage, water supply) are complete and in progress on the top floor.
    • 85% of the internal final paintwork is complete.
    • The contractor has removed the scaffolding on the north side and has started to remove it from the Abu Dhabi (south) side.
    • The permanent power connection from DEWA is expected to be available in mid-November.

    October 2010 Report

    • 100% of the sub-structure is complete.
    • 100% of super-structure is complete.
    • 100% of all block work is complete.
    • 100% of all plastering work is complete.
    • 95% of the aluminium and glass work for the windows and doors is complete.
    • 95% of the outside curtain wall facade is complete with only the hoist and swimming pool area to be finished.
    • 95% of the air conditioning works are completed and works and in progress on the top floor.
    • 95% of tiling works are complete and now in progress in the top floor.
    • 90% of the lift machinery and associated lift works are completed.
    • 80% of the MEP works (electrical, mechanical, drainage, water supply) are complete and in progress on the top floor.
    • 75% of carpentry and joinery works are complete.
    • 65% of the kitchen cabinet installation is complete.
    • 50% of the internal final paintwork is complete.
    • The contractor has started to remove the scaffolding around the building's facade.

    September 2010 Report

    • 100% of the sub-structure is complete.
    • 100% of super-structure is complete.
    • 100% of all block work is complete.
    • 100% of all plastering work is complete.
    • Floor and wall tiling works are completed up to the 16th floor and in progress in the last 2 floors of the building.
    • 65% of carpentry and joinery works are completed.
    • Kitchen cabinet installation is 50% complete.
    • The internal final paintwork is 40% complete.
    • MEP works (electrical, mechanical, drainage, water supply) is 70% complete and in progress in the 17th floor.
    • Air conditioning installation is 90% complete and works are in progress in the 17th floor.
    • Installation of lift machinery and associated lift works are 90% complete.
    • Aluminium and glass work for the windows and doors is 85% complete.
    • The outside fa�ade curtain walling is 95% complete and the balance is expected to be finished by 30/9/2010

    August 2010 Report

    • Block work have been completed in the whole building.
    • Plastering is complete up to the 16th floor.
    • Tiling works for the walls are completed and flooring is up to 14th floor.
    • Air conditioning works are close to completion with all ducting and piping work completed and the final fixing of the fittings are in progress.
    • The electrical works and wiring are completed; the LV panel is balance and expected to be completed within 30 days.
    • Drainage and water supply piping have been completed 100%.
    • False ceiling inside the units are completed up to the 14th floor and in the corridors is up to the 6th floor.
    • The curtain wall works are completed for the whole building; the capping of the curtain walls is kept open for the wiring required for the external lighting of the building; this is expected to be completed by the end of this month.
    • Lifts have been installed
    • The final rendering and design for the main lobby, health club and common areas has been completed by John R Harris and Partners (JRHP).

    July 2010 Report

    • 100% super structure completed.
    • Plastering works are completed up to the 14th floor.
    • The MEP conduit works are completed up to the 15th floor.
    • The tiling works for the walls are completed up to the 13th floor.
    • Wall ceramic tiling works are completed up to the 10th floor
    • Cladding works are 75% complete
    • The curtain walls are scheduled for completion by end of July 2010.

    June 2010 Report

    • 100% super structure completed.
    • Plastering works completed up to the 14th floor.
    • The MEP conduit works in progress at the 15th floor.
    • The wall tiling works are complete up to the 13th floor.
    • The curtain wall works are completed to the 10th floor and 75% of the cladding erection is complete, the curtain walls should be completed by 31st July.

    May 2010 Report

    • 100% of super structure has been completed.
    • Plastering works are up to the 14th floor.
    • The MEP conduit works in progress at the 15th floor.
    • The tiling works for the walls have reached up to the 13th floor.
    • The curtain walls' works are in progress up to the 6th floor and the erection of the cladding works has reached 60%.

    April 2010 Report

    • All block works have been completed throughout.
    • Plastering works are complete up to the 13th floor.
    • All the MEP conduit works are completed up to the 14th floor.
    • The tiling works are complete up to the 8th floor.
    • The curtain walls' works are in progress up to the 6th floor and 60% of the erection of the cladding work is finished.
